Rental Criteria

All persons 18 or older must apply. The non-refundable application screening fee is $35.00 per person.

Global Tenant Screening and Leasing Criteria:**

Security Deposit: Range from $500 to 1 month’s rent, and specials may apply. Some listings may have different deposit requirements.

Credit Requirements: FICO score of 650 or higher (average of all applicants’ scores) is required for our minimum security deposit. Between 600-649 score may be acceptable with an increased security deposit. If the Credit Score is below 600, a co-signer / guarantor will be required.

Income and Employment: Applicants must have 2+ months of verifiable income and earn more than 2.5x the monthly rent (before taxes). In lieu of adequate income, 6 months of rent as cash reserve will be acceptable, or a co-signer will be required. Acceptable income documents include 2 months of recent paystubs, recent tax returns, or account statements.

Rental History: 1+ year of verifiable rental history (in the last two years) with a positive record. 12 months of on-time mortgage payments on the Credit Report is also acceptable. Applicants with no acceptable rental history may be subject to an increased security deposit or declination.

Identification: Government-issued photo ID is required to be verified for authenticity in person. A valid social security card may need to be verified in the event of a “red flag” or “identity fraud alert” during screening.

Criminal Background: No Felony convictions in the previous 7 years. No misdemeanor convictions related to theft, drug manufacturing, or violent crimes in the previous 5 years.

Pets: Some pets may be permitted upon owner approval and subject to additional requirements. Additional fees or deposit requirements may apply.

  • Occupancy: Maximum of 2 persons per bedroom +1. For studios, maximum of 2.

  • Renters’ Insurance: All tenants are required to maintain a minimum $1m policy.

Co-Signers / Guarantors

Co-signers take responsibility to “guarantee” rent payments and allow tenants who fail to meet our credit or income requirements to override certain rental requirements. Co-signers may NOT reside in the property. There can never be more than one Co-signer per applicant group. Should a tenant fail to pay rent on time, Co-signers must be notified in addition to the Tenant, and Co-signers’ credit may be affected by debts and evictions.

Co-signers must meet the above standardized criteria, in addition to the following more stringent financial requirements: FICO score must be 700 or higher, and the monthly income must exceed 3.5x the monthly rent. Co-signers must reside in the state of California.
