We post online ads, place signs, host open houses, and exhaust every channel to maintain a constant pool of qualified applicants. 

If your building is a new construction or lease-up, please notify your property manager for a custom marketing plan.

Rent Collection

Tenants have access to easy online payment options! We utilize Buildium’s intuitive software platform to track financials and notify tenants when rent is due. All of your financial statements are available in the online portal.

Eviction Protection Program

In the event that any Tenant procured and placed by Hardin Realty & Property Management under any Rental Agreement or Month-to-Month Agreement shall default in the payment of rent, or default on any other material provision of such lease, Clients are covered under our Eviction Protection Program.** Learn More

Maintenance & Repairs

Maintenance is a constant concern when managing rental properties, so please allow us to take the wheel. Our private network of knowledgable and insured vendors has been thoroughly screened and Owners enjoy the benefit of our bulk discounts on most services.

Our tenants expect all utilities, appliances, and amenities to work properly at all times. At Hardin Realty & Property Management, we believe in preventative maintenance to stop breakage incidents before they occur.

**Referral fees are paid out only after Client has successfully completed onboarding, a security deposit is collected, and rents are received on time for at least 60 days.

Standard Pricing and Fee Schedule:

 

Tier 1: 1 – 15 units: 8% of monthly rental income or $150 per month, whichever is greater.
Tier 2: 16 – 49 units: 7% of monthly rental income or $135 per month, whichever is greater.
Tier 3: 50 – 99 units: 6% of monthly rental income or $125 per month, whichever is greater.
Tier 4: 100+ units: 5% of monthly rental income or $115 per month, whichever is greater. 
 
Tenant Placement: 50% of first month’s rent
Bill Pay: $2.95 per recurring bill
Lease Renewals: $125
Annual Inspections: $100
Late Fees: $50 (billed to Tenant)
Maintenance: 10% of invoice or $25
 
*Charges apply on a per-unit basis

 

Any deviations from standard pricing are subject to approval and signature by the Principal Broker. 
 
Did you know? In Sacramento, CA, flexible housing and Vacation Rental management services are also available through our sister company, WISHSTR. For more adventurous investors, WISHSTR will provide vacation rental management, listing your property on short term rental platforms such as AirBnB and VRBO. Fees are typically 20% of revenue, or 15% for preferred portfolios of 5+ properties. Subject to local regulations.
